In the sleepy little village of Lower Coxsackie lies a hidden treasure.
Next to the Hudson River lies the Dolan Opera House, a structure built
in 1881 to entertain the city folk who ventured up the river on steamboats. In 1998, members of Twelve Tribes Communities purchased the building and began the
task of restoring the glory of this beautiful building. There were several major structural
issues - a cupola 15 deg off from plumb, a broken truss, a front wall
with major bows and deterioration. Using jacks to push up on the broken truss, it was repaired right in place, and the cupola returned to its proper position
Next the attention turned to the front wall, which had been severely
damaged by the force of the failed truss pushing outwards on it. Years
of weather had damaged the upper woodwork and rotted the wooden gutters.
The entire front was covered with scaffolding and the wooden corbels
removed and repaired. Next the entire front wall
was opened up by removing the upper 4 feet of bricks. The bows and curves
were made straight, and a large 9-inch deflection in the wall was made
true once again. The entire front of the building was then repointed to lock all the bricks together with new strong mortar. The woodwork was repaired and painted and reinstalled over new wooden gutters. There is still more to be done but now the risk of the roof collapsing is gone.
